A total of SEK 270 million has been invested in modernising and improving the energy efficiency of rented homes, schools, nurseries and other community buildings. The project is self-financing and is being managed alongside the normal investment budget. It began in 2015 and is planned to continue until 2019.

The work involves buildings with a floor area of 430,000 m2 and is expected to reduce the municipality’s impact on the environment by around 600,000 kg of CO2, which is equivalent to approximately 190,000 litres of petrol each year.

This will cut the municipality’s energy consumption by 23% by 2019, which will enable it to meet the EU's target for 2020.

Challenge

“Because of the large amount of work being carried out and the large number of properties, detailed project management and close cooperation with the client and with the businesses and contractors involved are needed to ensure the success of the project. It is important for us all to share the same goal throughout the entire project,” says Jonas Åsén, Caverion project manager.

The work is going ahead at high speed and repairs and improvements are being carried out in a large number of properties at the same time.

Solution

The majority of the properties belonging to the municipality and the housing company are being modernised. Some examples of the work include:

– Moving away from the use of oil

– Installing geothermal heating systems and air source heat pumps

– Fitting ventilation systems with heat recovery units

Result

The municipality’s impact on the environment will be reduced by around 600,000 kg of CO2 and its energy consumption will be cut by 23% by 2019. This will enable the municipality to meet the EU target for 2020.

“For the taxpayers in Söderhamn, the project is a means of improving the standard of the municipality’s properties, reducing energy use and, at the same time, creating local jobs, without any financial risks,” says Sven-Erik Lindestam, municipal commissioner for Söderhamn from the Social Democratic Party.
