In 2016, the city of Jyväskylä selected Caverion as its partner to develop the energy efficiency of properties.
In ESCO services, an external energy expert implements energy efficiency projects and measures for the customer to improve the efficiency of energy use and save energy. The costs of the service, energy saving investment included, are paid with the savings made through reduced energy costs. The service includes a guarantee of achieved energy savings.
In the first phase of the project, the energy efficiency of three properties was improved by e.g. renewing lighting and ventilation systems in the properties, adding heat pump solutions and a solar power system, replacing windows, and improving the control functions of building systems related to energy efficiency. After these investments and alterations, Caverion took over the responsibility for the properties’ energy savings and the optimisation of energy efficiency, and also guaranteed energy savings for the properties specified in the agreement.
Over the 4.5-year agreement period, building systems will be modernised in the city’s properties through ESCO projects. The measures are funded with the savings generated by the modernisations, which have a payback period of less than 11 years. The total value of the agreement will be approximately EUR 4 million by 2020.
Implementing the framework agreement has continued according to plans, and Caverion has mapped the energy savings potential of Jyväskylän Tilapalvelu's properties and turned them into proposals for Jyväskylän Tilapalvelu. Another project within the framework agreement was implemented in 2017, with the first savings guarantee year in 2018.
Savings of 1,051 MWh, with a monetary value of EUR 60,000, were achieved in the first savings guarantee year. The most notable saving was the reduction of heat consumption by 43.5% in the Vaajakoski swimming pool centre. In 2016, Caverion Suomi Oy delivered solar power systems to two properties of Jyväskylän Tilapalvelu. The combined output of the solar power systems is 120 kWp. The savings realised in the projects of the first year exceeded Tilapalvelu's target in the annual goal set out in the Energy Efficiency Agreement for Municipalities.
The measures have focused on replacing equipment with energy efficient models and looked for innovative solutions by using e.g. heat pumps, without compromising conditions. Building automation in the properties has been connected to Caverion's 24/7 remote monitoring.
“Besides monitoring the functioning of renewed and added equipment, remote monitoring has enabled optimising the equipment settings, which means that there are bigger savings to come,” reports Antero Vauhkonen, Project Manager in Advisory Services at Caverion Suomi Oy.
